           PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

 

Agency:        Zoning Board of Appeals, Village of Sea Cliff

Subject:        Application of Edward W. Daubel, as agent for 267 SCA, LLC, 267 Sea Cliff Avenue, Sea Cliff, New York, to install two air conditioner condenser units in a front yard, where Village Code §138-815 prohibits such units in a front yard.  Premises are designated as Section 21, Block 136, Lot 1272 on the Nassau County Land and Tax Map.

 

Application of Maximo Buschfrers, 2 Finch Way, Sea Cliff, New York, as agent for Charles Bennett, 141 Glenlawn Avenue, Sea Cliff, New York, to convert a garage to a pool house with an open porch, which conversion requires a variance of (a) Village Code §138-516(C), in that the pool house will be 3.1 feet from the rear property line, where a minimum of 5 feet is required, and (b) Village Code §138-516(D), in that the structure will be 1,000 square feet, where a maximum of 500 square feet is permitted.  Premises are designated as Section 21, Block 109, Lot 7 on the Nassau County Land and Tax Map.

 

Application of Michael and Jennifer Keiler, 19 Marden Avenue, Sea Cliff, New York, to construct a swimming pool, which construction requires a variance of Village Code §115-12, in that the pool will be located 5 feet from a property line, where a minimum of 10 feet is required.  Premises are designated as Section 21, Block 61, Lot 133 on the Nassau County Land and Tax Map.

 

Application of Len and Naomi Bush, 15 Circle Way, Sea Cliff, New York, to construct a swimming pool and pool filtration system, which construction requires a variance of Village Code §§115-12 and 138-516, in that the pool (13 feet from Littleworth Lane property line) and filtration system (10.17 feet from Littleworth Lane property line) where no pool or pool equipment may be constructed in a front yard.  Premises are designated as Section 21, Block 222, Lot 87 on the Nassau County Land and Tax Map.

 

Application of Peter and Tracy Warzer, 319 Carpenter Avenue, Sea Cliff, New York, to enclose an existing open porch, which construction requires variances of the following Village Code sections: (a) 138-508, in that the front yard setback will be 24.13 feet, where a minimum of 25 feet is required, (b) 138-514.1, in that the floor area ratio will be 30.2%, where a maximum of 27% feet is permitted, and (c) 138-1102, in that the enclosure results in an increase in existing non-conforming conditions, where no such increase is permitted.   Premises are designated as Section 21, Block 65, Lot 3 on the Nassau County Land and Tax Map.

 

The meeting and public hearings shall take place via teleconferencing and videoconferencing through Zoom, and the meeting will be recorded and a transcription will be provided at a later date.

           Through Zoom, the public will have the opportunity to see and hear the meeting and hearings live.  Any interested member of the public may provide public comments by following the procedure herein. 

 

The Board will accept and consider public comments submitted by email or by mail to Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York 11579 if received, no later than 4:00pm on March 26, 2021.  Email comments are to be submitted to zba@seacliff-ny.gov.  Public comments must identify the application to which the comments apply.

 

           The Board will consider applications and may make final decisions at a meeting that will be scheduled to be held not less than one (1) week after the conclusion of a public hearing on an application.  Prior to rendering a determination, the Board will consider all timely submitted documents.
