Subject: Application of Paola Martinez, 203 Prospect Avenue, Sea Cliff, New York, to replace an existing garage, which construction requires variances of Village Code §138-416, to permit a rear yard setback of 1.4 feet and a side yard setback of 4 feet, where minimum setbacks of 5 feet are required.  Premises are designated as Section 21, Block 160, Lot 135 on the Nassau County Land and Tax Map.

Application of James Rizzo, 275 Carpenter Avenue, Sea Cliff, New York, to construct an unenclosed carport extension, which construction requires variances of Village Code §138-416, to permit a side yard setback of 5.2 feet, where a minimum of 10 feet is required, and a gross floor area of 852 square feet, where not more than 500 square feet is permitted.   Premises are designated as Section 21, Block 98, Lot 16 on the Nassau County Land and Tax Map.

Application of Ryden and Lanette Rizzo, 335 Prospect Avenue, Sea Cliff, New York, to maintain a generator and 3 air conditioning condenser units in a front yard, where Village Code §138-516 does not permit accessory structures in a front yard.  Premises are designated as Section 21, Block L, Lot 137 on the Nassau County Land and Tax Map.

Application of J & R 10th Ave LLC, as owner, and Therance Cave, as tenant, 230-232 Sea Cliff Avenue, Sea Cliff, New York, for a special permit pursuant to Village Code §138-802, to use the premises as a coffee shop, and for a variance of Village Code §138-1002, to provide no parking spaces, where the proposed use requires an additional 3 parking spaces in relation to the outdoor seating.  Premises are designated as Section 21, Block 131, Lot 1376 on the Nassau County Land and Tax Map.

Application of Michael Coffman and Leslie Beder, 101 Brown Street, Sea Cliff, New York, to construct a wrap-around porch, swimming pool, raised deck and one story addition, which construction requires variances of (a) Village Code §138-408, to permit the porch to be 11.8 feet from the property line, where a minimum of 20 feet is required, and (b) Village Code §138-416, to permit the pool and raised deck in the front yard, where no accessory structure is permitted.  The construction also requires an amendment of a previous approval and modifications of the conditions of that previous approval, which approval granted certain variances subject to a restriction that the existing dwelling would be maintained in its then configuration and size with no enlargement or expansion of the dwelling or any change in the exterior design of the dwelling.  Premises are designated as Section 21, Block 181, Lot 298 on the Nassau County Land and Tax Map.

Application of DM Acquisitions, LLC, as owner, and SSS Foods LLC, as tenant, 1A Sea Cliff Avenue, Sea Cliff, New York, for a special use permit pursuant to Village Code §138-902, to use the premises as an off-premises catering business.  Premises are designated as Section 21, Block 96, Lots 220 and 221 on the Nassau County Land and Tax Map.

 

[Continued] 68 Glenlawn LLC, 68 Glenlawn Avenue, Sea Cliff, New York, to obtain a certificate of occupancy for two (2) existing dwelling units and construct a second story dormer on the eastern dwelling structure, which requires variances of the following Village of Sea Cliff Village Code sections: (a) 138-501, to permit two (2) dwelling units, where such use is not permitted, (b) 138-506, to permit a street frontage of  84.83 feet, where a minimum of 100 feet is required, (c) 138-511, to permit an side yard setbacks of 11.6 and 2.5 feet, where a minimum of 15 feet is required, (d) 138-512, to permit a rear yard setback of 6.8 feet, where a minimum of 30 feet is required, (e) 138-513.1, to permit both dwelling structures to encroach into the height setback ratio, where no such encroachment is permitted, and (f)  138-514, to permit a dwelling unit with a 400 square foot first floor and total floor area of 800 square feet, where the required minimum first floor is 650 square feet and the required minimum total floor area is 1,000 square feet.  Premises are designated as Section 21, Block 188, Lot 22 on the Nassau County Land and Tax Map.

[Continued] 160 15th Avenue LLC, 160 25th Avenue, Sea Cliff, New York, for variances to construct a 24.83 feet high garage in a front yard, where Village Code §138-416 permits a maximum height of 15 feet and prohibits a garage from being located in a front yard.  Premises are designated as Section 21, Block F, Lot 727 on the Nassau County Land and Tax Map.

[Continued hearing] Pezzi Pizza, Inc., 500 Glen Cove Avenue, Sea Cliff, New York, to construct additions, which additions require variances of the following Village Code sections: (a) 138-913, to permit the staircase enclosure to be 15.1 feet from the rear property line, where  a minimum of 20 feet is required; (b) 138-917, to permit a 3 foot buffer area, where a 20 foot buffer area is required; (c) 138-1002, to provide for no additional parking, where 5 additional parking spaces are required; and (d) 138-1102, to permit a building to be altered in a manner that will result in an increase in existing non-conformities.  Premises are designated as Section 21, Block 41, Lot 71 on the Nassau County Land and Tax Map.
