ZONING BOARD OF APPEALS AGENDA

Public Hearings

1.         Scott Kahn, 68 Main Street, Oyster Bay, New York, as agent, for Martin Florsheim, 123 Dubois Avenue, Sea Cliff, New York, to construct a new stoop and entry portico, which construction requires variances of the following Village Code sections: (a) 138-505, in that the lot coverage will be 33.025%, where a maximum of 30% is permitted, (b) 138-508, in that the front yard setback will be (i) 14.25 feet on the north side, (ii) 13.38 feet on the west side, and (iii) 9.58 feet from the stairs to the front property line, where a minimum of 25 feet is required, and (c) 138-513.1, in that there will be an encroachment into the height setback area.  Premises are designated as Section 21, Block 146, Lot 210 on the Nassau County Land and Tax Map.

2.         Peter and Tracy Warzer, 319 Carpenter Avenue, Sea Cliff, New York, to enclose an existing open porch, which construction requires variances of the following Village Code sections: (a) 138-508, in that the front yard setback will be 24.13 feet, where a minimum of 25 feet is required, (b) 138-514.1, in that the floor area ratio will be 30.2%, where a maximum of 27% feet is permitted, and (c) 138-1102, in that the enclosure results in an increase in existing non-conforming conditions, where no such increase is permitted.   Premises are designated as Section 21, Block 65, Lot 3 on the Nassau County Land and Tax Map.
