Public Hearings

 

1.         Dylan Levy, 94 Glenlawn Avenue, Sea Cliff, New York, to construct an addition and a deck, which construction requires variances of the following Village Code sections: (a) 138-511, to permit the addition to be located 13.47 feet from the side property line, where a minimum of 15 feet is required, and (b) 138-516, to permit (i) a deck to be located 7.45 feet from the side property line, where a minimum of 15 feet is required, and (ii) a deck in a front yard, where no such accessory structure is permitted.  Premises are designated as Section 21, Block 222, Lot 72 on the Nassau County Land and Tax Map..

 

2.         Michael Klausmeier, 61 9th Avenue, Sea Cliff, New York, to construct a second floor addition, pergola, and front porch extension and to convert a garage to an artist studio, which requires variances of the following Village Code sections: (a) 138-403, to permit a mixed use on a substandard lot, where only one (1) use is permitted on each lot meeting the lot size requirements and the mixing of uses in a single building is prohibited; (b) 138-404, to permit a lot size of 5,730 square feet, where a minimum of 7,500 square feet is required; (c) 138-405, to permit lot coverage of 34%, where a maximum of 30% is permitted; (d) 138-411, to permit (i) the second floor addition to be 9.5 feet, and (ii) the front porch extension 1.45 feet, from the side property line, where a minimum of 10 feet is required; (e) 138-413.1, to permit an encroachment into the height-setback ratio; and (f) 138-414.1, to permit floor area of 41.7%, where a maximum of 33% is permitted.  The proposed conversion of the garage to an artist studio also requires a special permit pursuant to Village Code §138-401.  Premises are designated as Section 21, Block M, Lot 591 on the Nassau County Land and Tax Map.

 

3.         John Boukas and Laura Corigliano, 52 Downing Avenue, Sea Cliff, New York, to construct a one story portico and second story addition, which requires variances of the following Village Code sections: (a) 138-513.1, to permit an encroachment into the height-setback area, and (b) 138-514.1, to permit a floor area ratio of 31%, where a maximum of 27% is permitted.  Premises are designated as Section 21, Block 95, Lot 323 on the Nassau County Land and Tax Map.

 

4.         George and Janet Campos, 32 Prospect Avenue, Sea Cliff, New York, to install a generator, which requires a variance of Village Code §138-516, to permit a generator in a front yard where no accessory structure is permitted in a front yard.  Premises are designated as Section 21, Block 200, Lot 208 on the Nassau County Land and Tax Map.

 

5.         Philip and Lauren Brennan, 107 Altamont Avenue, Sea Cliff, New York, to construct an entry portico and modify a roof, which construction requires variances of the following Village Code sections: (a) 138-508, to permit the portico to be 18 feet from the front property line, where a minimum of 25 feet is required; (b) 138-511, to permit the portico to be 8.6 feet from the westerly side property line, where a minimum of 15 feet is required; and (c) 138-513.1, to permit the roof to encroach into the required height-setback ratio.  Premises are designated as Section 21, Block 89, Lot 67 on the Nassau County Land and Tax Map.

 

6.         Rich Covino, as contract vendee, and Marratime Capital IV LLC, as owner, 456 Glen Cove Avenue, to amend a special permit, in accordance with Village Code §138-903, to permit the storage of a tow truck.  Premises are designated as Section 21, Block 50, Lot 103 on the Nassau County Land and Tax Map.
