1.         David and Lynne Berman, 7 Clinton Street, Sea Cliff, New York, to construct a one story addition, which requires a variance of Village Code §138-511, to permit a side yard setback of 10.12 feet, where a 15 foot setback is required.  Premises are designated as Section 21, Block 145, Lot 45 on the Nassau County Land and Tax Map.

 

2.         Gloria Schaefer, 252 Littleworth Lane, Sea Cliff, New York, to install a generator, which requires a variance of Village Code §138-516, to permit a generator in a front yard where no accessory structure is permitted in a front yard.  Premises are designated as Section 21, Block 195, Lot 22 on the Nassau County Land and Tax Map.

 

3.         George and Janet Campos, 32 Prospect Avenue, Sea Cliff, New York, to install a generator, which requires a variance of Village Code §138-516, to permit a generator in a front yard where no accessory structure is permitted in a front yard.  Premises are designated as Section 21, Block 200, Lot 208 on the Nassau County Land and Tax Map.

 

4.         Patricia Gregson, 7 Brown Street, Sea Cliff, New York, to rebuild an existing garage, which requires a variance of Village Code §138-416, to permit an accessory structure in a front yard.  Premises are designated as Section 21, Block 178, Lot 327 on the Nassau County Land and Tax Map.

 

5.         Ryan Browne, as contract vendee, and Evelyn Seringer, as owner, 91 Adams Street, Sea Cliff, New York, to construct additions and new entry steps, which requires variances of the following Village Code sections: (a) 138-408, to permit the steps to be 2 feet, and the addition to be 11.5 feet, from the front property line, where a minimum of 20 feet is required; (b) 138-413.1, to permit an encroachment into the height setback ratio on the southern and eastern sides; (c) 138-414.1, to permit a floor area of 68%, where a maximum of 30% is permitted; and (d) 138-405, to permit lot coverage of 34.5%, where a maximum of 30% is permitted.  Premises are designated as Section 21, Block 173, Lot 460 on the Nassau County Land and Tax Map.

 

6.         Susan Thompson, 413 Littleworth Lane, Sea Cliff, New York, to construct first and second story additions, which require variances of the following Village Code sections: (a) 138-608, to permit a front yard setback on the northerly side of 23.2 feet and on the westerly side of 29.4 feet, where a minimum of 30 feet is required; (b) 138-612, to permit a rear yard setback of 25.1 feet, where a minimum of 30 feet is required; and (c) 138-614.1, to permit a floor area of 2,901 square feet, where a maximum of 2,643 square feet is permitted.  Premises are designated as Section 21, Block M, Lot 591 on the Nassau County Land and Tax Map.

 

7.         Pezzi Pizza, Inc., 500 Glen Cove Avenue, Sea Cliff, New York, to construct an additions, which additions require variances of the following Village Code sections: (a) 138-913, to permit the staircase enclosure to be 15.1 feet from the rear property line, where a minimum of 20 feet is required; (b) 138-917, to permit a 3 foot buffer area, where a 20 foot buffer area is required; (c) 138-1002, to provide for no additional parking, where 5 additional parking spaces are required, and (d) 138-1102, to permit a building to be altered in a manner that will result in an increase in existing non-conformities.  The proposed use of the premises and the addition for restaurant purposes also requires a special use permit pursuant to Village Code §138-902.  Premises are designated as Section 21, Block 41, Lot 71 on the Nassau County Land and Tax Map.
