            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

Subject:          Application of Chris and Kristen Marchioli, 17 7th Avenue, Sea Cliff, New York, to construct a roof over an existing stoop, which construction requires variances of the following Village Code sections: (a) 138-508, to permit a front yard setback of 14.9 feet, where a minimum of 25 feet is required, and (b) 138-511, to permit a side yard setback of 14.9 feet, where a minimum of 15 feet is required.  Premises are designated as Section 21, Block 91, Lots 6 and 205 on the Nassau County Land and Tax Map.

 

Application of Nicholas Sudano, 40 Carpenter Avenue, Sea Cliff, New York, to install a generator within 24 feet of a habitable structure on an adjoining parcel, where a minimum of 30 feet is required.  Premises are designated as Section 21, Block 90, Lot 214 on the Nassau County Land and Tax Map.

 

Application of Robert and Leyla Hoell, 16 Club Road, Sea Cliff, New York, to construct a front porch, which requires variances of the following Village Code sections: (a) 138-608, to permit a front yard setback of 18.4 feet, where a minimum of 30 feet is required, and (b) 138-611, to permit a side yard setback of 9.4 feet, where a minimum of 15 feet is required.  Premises are designated as Section 21, Block 50, Lot 4 on the Nassau County Land and Tax Map.

 

Application of Daniel Dimarino and Mariana Puglia, 135 Adams Street, Sea Cliff, New York, to construct a front porch, screen porch and portico with deck above, which requires variances of the following Village Code sections: (a) 138-408, to permit (i) the front porch to be located 6.9 feet from the front property line, and (ii) the screen porch to be located 11.9 feet from the front property line, where a minimum of 20 feet is required; (b) 138-411, to permit the front porch to be 9.5 feet from the side property line, where a minimum of 10 feet is required; (c) 138-412, to permit the portico with deck above to be 9.5 feet from the rear property line, where a minimum of 20 feet is required; and (d) 138-413.1, to permit the front porch to encroach into the height-setback ratio on the north side of the property.  Premises are designated as Section 21, Block 172, Lots 407, 448, 1686 and 1687 on the Nassau County Land and Tax Map.

 

Application of Mary Ann Maier, 61 Park Place, Sea Cliff, New York, to construct a roofed over landing, which construction requires variances of the following Village Code sections: (a) 138-408, to permit a front yard setback of 11.6 feet, where a minimum of 20 feet is required, and (b) 138-413.1, to permit an encroachment into the height-setback area on the north side of the property.  Premises are designated as Section 21, Block 179, Lot 40 on the Nassau County Land and Tax Map.

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
