            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

Subject:          Application of Rosemarie and Martin Foley, 278 Glen Avenue, Sea Cliff, New York, to construct air conditioning equipment in a front yard, where Village Code §138-416 provides that no accessory structure may be constructed in a front yard. Premises are designated as Section 21, Block 165, Lot 87 on the Nassau County Land and Tax Map.

 

Application of Scott Kahn, 68 West Main Street, Oyster Bay, New York 11771, as agent for Cynthia and Will Corey, 63 14th Avenue, Sea Cliff, New York, to construct a second story addition and a front porch addition, which construction requires variances of the following Village Code sections: (a) 138-408, to permit the porch to be setback 5.4 feet from the front property line, where a minimum of 20 feet is required, (b) 138-411, to permit the second story addition to be 4.1 feet from the side property line, where a minimum of 10 feet is required, (c) 138-412, to permit the second story addition to be 15.9 feet from the rear property line, where a minimum of 20 feet is required, and (d) 138-413.1, to permit an encroachment into the maximum height setback ratio, on the easterly, northerly and southerly sides of the dwelling.  Premises are designated as Section 21, Block 148, Lot 730 on the Nassau County Land and Tax Map.

 

Application of Steven Fox, 5 Gates Way, Sea Cliff, New York, to construct a one story addition, which construction requires variances of the following Village Code sections: (a) 138-611, to permit a side yard setback of 9.85 feet, where a minimum of 15 feet is required, and (b) 138-612, to permit a rear yard setback of 25.67 feet, where a minimum of 30 feet is required.  Premises are designated as Section 21, Block M, Lot 554 on the Nassau County Land and Tax Map.

 

Application of Lisa Cavanaugh, 287 Sea Cliff Avenue, Sea Cliff, New York, to construct an addition and change the use of the premises to a medical office, which addition and change of use requires variances of the following Village Code sections: (a) 138-805, to permit a lot size of 1,092 square feet, where a minimum of 4,000 square feet is required; (b) 138-811, to permit side yard setbacks of 1.55 feet on the westerly side and 1.3 feet on the easterly side yard, where a minimum of 10 feet or a 0 foot setback is required; (c) 138-1102, in that the proposed addition enlarges a building with existing deficiencies with respect to front and side yard setbacks, where no non-conforming building may be enlarged; and (d) 138-1102, to permit an addition and change of use that requires 5 on-site parking stalls, where no on-site parking stalls are provided.   Premises are designated as Section 21, Block 136, Lot 1326 on the Nassau County Land and Tax Map.

 

Application of Giuseppe Tulumello, 348 Carpenter Avenue, Sea Cliff, New York, to construct a two and one-half story addition and a detached garage, which construction requires variances of the following Village Code sections: (a) 138-512, to permit the addition to be 19.3 feet, where a minimum setback of 30 feet is required, and (b) 138-516, to permit the garage to be 5 feet from the side property line, where a minimum of 15 feet is required.  Premises are designated as Section 21, Block 48, Lot 216 on the Nassau County Land and Tax Map.

 

Application of PMG Northeast, LLC c/o Blue Hills Fuels LLC, 700 Glen Cove Avenue, Sea Cliff, New York, for a renewal of a special use permit pursuant to Village Code §138-902.  Premises are designated as Section 21, Block M, Lots 79-84 on the Nassau County Land and Tax Map.

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
