            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

Place:             Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York

 

Subject:          Application of Douglas Bobley, 50 Highland Avenue, Sea Cliff, New York, to install a generator in a front yard, where Village Code §138-516 prohibits an accessory structure in a front yard.  Premises are designated as Section 21, Block 188, Lot 1624 on the Nassau County Land and Tax Map.

 

Application of Steve Vaccaro, 431 Carpenter Avenue, Sea Cliff, New York, to construct a second story addition and air conditioning units, which construction requires variances of the following Village Code sections: (a) 138-608, to permit the addition to be 13.4 feet from the westerly front property line and 9.3 feet from the northerly front property line, where a minimum of 30 feet is required, (b) 138-613.1, to permit the addition to encroach into the height-setback ratio, where no such encroachment is permitted, (c) 138-614.1, to permit a floor area of 5,279 square feet (37.7%), where a maximum floor area of 3,493 square feet (25%) is permitted,  and (d) 138-616, to permit air conditioning equipment in a front yard, where no accessory structure is permitted in a front yard.  Premises are designated as Section 21, Block 68, Lot 10 on the Nassau County Land and Tax Map.

 

Application of William Bryant, 36 Grove Street, Sea Cliff, New York, to permit the reconstruction a two car garage that is setback 3 feet from the rear property line and 3 feet from the side property line, where Village Code §138-516 requires a minimum setback of 10 feet from the rear and side property lines.  Premises are designated as Section 21, Block 118, Lot 1132 on the Nassau County Land and Tax Map.

 

Application of Margaret Himes, 13 Tanglewood Lane, Sea Cliff, New York, for a variance of Village Code §138-608, to permit an entry porch to be located 22.15 feet and a second story addition to be located 26.7 feet from a front property line, where a minimum of 30 feet is required.  Premises are designated as Section 21, Block M, Lot 112 on the Nassau County Land and Tax Map.

 

Applications of (a) Sea Cliff Social LLC, as owner, and The Onion-Tree Gastropub, LLC, as tenant, 242 Sea Cliff Avenue, Sea Cliff, New York, to amend a special permit, pursuant to Village Code §138-802, to permit the premises to continue to operate as a restaurant and to serve as a kitchen for a take-out business at 249 Sea Cliff Avenue, and (b) EAMC Realty, LLC, as owner, and The Onion-Tree Gastropub, LLC, as tenant, 249 Sea Cliff Avenue, Sea Cliff, New York, to operate a take-out establishment, with no on-site kitchen and cooking facilities, with  four (4) seats, which requires variances of the following Village Code sections (i) 138-801, in that the proposed business is not a permitted use, and (ii) 138-1001 and 1004, to permit no loading spaces, where one loading space is required.   The 242 Sea Cliff Avenue premises are designated as Section 21, Block 131, Lot 6, and the 249 Sea Cliff Avenue premises are designated as Section 21, Block 136, Lot 277, on the Nassau County Land and Tax Map.

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
