PUBLIC HEARING NOTICE

 

            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

 

Agency:         Zoning Board of Appeals, Village of Sea Cliff

Time:              7:00 pm

Place:             Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York

 

Subject:          Application of Karla Dixon, 46 18th Avenue, Sea Cliff, New York, to install air conditioning equipment in a front yard, where Village Code §138-416 prohibits an accessory structure in a front yard.  Premises are designated as Section 21, Block 155, Lot 555 on the Nassau County Land and Tax Map.

 

Application of Vivian Parisi, 60 Park Place, Sea Cliff, New York, to construct a first and second story addition, with an open porch, which construction requires variances of the following Village Code sections: (a) 138-405, in that the lot coverage will be 30.87%, where a maximum of 30% is permitted, (b) 138-408, in that the porch will be located 10.36 feet from the northern front property line and 15.32 feet from the eastern front property line, where a minimum of 20 feet is required, (c) 138-411, in that the southerly side yard setback will be 2.01 feet, where a minimum of 10 feet is required, (d) 138-413.1, in that there will be an encroachment into the height-setback ratio, where no such encroachment is permitted, and (e) 138-414.1, in that the floor area will be 2,975 square feet, where a maximum of 2,418 square feet is permitted.  Premises are designated as Section 21, Block 160, Lot 939 on the Nassau County Land and Tax Map.

 

Application of Betul and Vicente Caldas, 20 Harbor Way, Sea Cliff, New York, appealing a determination of the Tree Commission.  Premises are designated as Section 21, Block 68, Lot 30 on the Nassau County Land and Tax Map.

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
