PUBLIC HEARING NOTICE

 

            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

 

Agency:         Zoning Board of Appeals, Village of Sea Cliff

Date:              August 17, 2021

Time:              7:00 pm

Place:             Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York

 

Subject:          Application of Philip and Michele O’Hara, 127 17th Avenue, Sea Cliff, New York, to demolish a garage and build a new garage, which construction requires variances of the following Village Code sections: (a) 138-405, in that the lot coverage will be 32.1%, where a maximum of 30% is permitted, (b) 138-406, in that the front property line is 60 feet, where a minimum of 75 feet is required, (c) 138-414.1, in that the floor area ratio will be 45.5%, where a maximum of 33% is permitted, and (d) 138-416, in that the garage is in a front yard, where no accessory building is permitted.  Premises are designated as Section 21, Block 153, Lot 155 on the Nassau County Land and Tax Map.

 

Application of Lara and Moses Nadel, 100 15th Avenue, Sea Cliff, New York, to construct a dormer and patio and maintain an air conditioning unit, which requires variances of the following Village Code sections: (a) 138-411, in that the side yard setback will be 4.5 feet, where a minimum of 10 feet is required, (b) 138-413, in that the height will be 42.29 feet, where a maximum of 30 feet is permitted, (c) 138-413.1, in that the west side of the structure will encroach into the permitted height setback ratio, and (d) 138-416, in that the patio will be, and the air conditioning is, located in a front yard, where no such accessory structures are permitted.  Premises are designated as Section 21, Block 144, Lot 22 on the Nassau County Land and Tax Map.

 

Application of David Rodriguez and Lauren Aaronson, 207 Prospect Avenue, Sea Cliff, New York, to remove and rebuild a two (2) car garage in a front yard, where Village Code §138-416 prohibits an accessory building in a front yard.  Premises are designated as Section 21, Block 160, Lot 49 on the Nassau County Land and Tax Map.

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
