PUBLIC HEARING NOTICE

 

            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

Place:             Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York

 

Subject:          Application of Ray Borom, 2 Laurel Way, Sea Cliff, New York, to install a generator, which requires a variance of Village Code §138-516, in that the generator will be 3 feet from a side property line, where a minimum of 15 feet is required.  Premises are designated as Section 21, Block L, Lot 131 on the Nassau County Land and Tax Map.

 

Application of Rolin and Nina Becker, 172 Maple Avenue, Sea Cliff, New York, to construct a one story addition with a roofed porch, which requires variances of the following Village Code sections: (a) 138-405, in that the lot coverage will be 33%, where a maximum of 30% is permitted, (b) 138-408, in that the addition will be set back 13 feet from the front property line, where a minimum of 20 feet is required, and (c) 138-411, in that the addition will be 4.1 feet from the easterly property line and 7.9 feet from the westerly property line, where a minimum of 10 feet is required.  Premises are designated as Section 21, Block 138, Lot 1156 on the Nassau County Land and Tax Map.

 

Application of NA Metropolitan Bistro, as tenant, and R.A. Hendrickson, as owner, 39 Roslyn Avenue, Sea Cliff, New York, to utilize an additional portion of the premises abutting 10th Avenue as a seasonal courtyard, in conjunction with a restaurant at the premises, which requires: (a) a special permit pursuant to Village Code §138-802 to permit the restaurant and outdoor seating, and (b) variances of the following Village Code sections: (i) 138-808, in that the awning will be set back 0 feet, where a minimum of 3 feet is required, and (ii) 138-1002, in that the courtyard use requires an additional 37 parking spaces, where no parking spaces are proposed on site.  Premises are designated as Section 21, Block 134, Lot 1 on the Nassau County Land and Tax Map.

 

[Continued] application of Susan Thompson, 413 Littleworth Lane, Sea Cliff, New York, to construct first and second story additions and a generator, which construction requires variances of the following Village Code sections: (a) 138-608, in that the front yard setback will be 21.2 feet, where a minimum of 29.4 feet is required; (b) 138-612, in that the rear yard setback will be 23.6 feet, where a minimum of 30 feet is required; (c) 138-613, in that the height will be 31.6 feet, where a maximum of 30 feet is permitted; (d) 138-613.1, in that the construction will encroach into the height setback ratio; (e) 138-614.1, in that the floor area will be 3,269 square feet, where a maximum of 2,643 square feet is permitted, and (f) 138-616, in that the proposed generator will be within 30 feet of habitable space on an adjoining property, where all generators are required to be at least 30 feet from any habitable space on adjoining property.  Premises are designated as Section 21, Block M, Lot 591 on the Nassau County Land and Tax Map.

 

Application of SoYoga, Inc., as tenant, and 456 Glen Cove Ave, LLC, as owner, to permit an indoor and outdoor yoga studio and associated meditation area, which requires the following approvals.  The outdoor yoga/meditation area requires a variance of Village Code §138-601, in that the outdoor use is not permitted.  The indoor yoga studio requires a special permit pursuant to Village Code §138-602.  The proposed curb cut widening requires a variance of Village Code §138-1001, in that the curb cut will be (a) 26 feet wide, where a maximum of 25 feet is permitted, and (b) within 4 feet of an adjoining property.  Premises are designated as Section 21, Block 50, Lot 103 on the Nassau County Land and Tax Map.

 

 

            At the said time and place, all interested persons may be heard with respect to the foregoing matters.  All relevant documents may be inspected at the office of the Village Clerk, Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York, during regular business hours.

 

            Any person having a disability which would inhibit attendance at, or participation in, the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
