            PLEASE TAKE NOTICE that a public hearing will be held as to the following matter:

Subject:  Application of Jennifer and Kenny Burzo, 93 14th Avenue, Sea Cliff, New York, to install a 160 square foot shed in a front yard, where Village Code §138-416 prohibits an accessory building in a front yard.  Premises are designated as Section 21, Block 148, Lot 676 on the Nassau County Land and Tax Map.

Application of Pam Parsons, 52 18th Avenue, Sea Cliff, New York, to convert an existing deck to an enclosed sunroom, which requires a variance of Village Code §138-411, in that the side yard setback will be 7.7 feet, where a minimum of 10 feet is required.  Premises are designated as Section 21, Block 155, Lot 554 on the Nassau County Land and Tax Map.

Application of Michael Daniels, 58 Altamont Avenue, Sea Cliff, New York, to expand a curb cut, which requires a variance of Village Code §138-1001, in that the curb cut will be within 4 feet of a property line, where no such curb cut may be closer than 4 feet to an adjoining property line.  Premises are designated as Section 21, Block 256, Lot 49 on the Nassau County Land and Tax Map.

Application of Susan Thompson, 413 Littleworth Lane, Sea Cliff, New York, to construct first and second story additions and a generator, which construction requires variances of the following Village Code sections: (a) 138-608, in that the front yard setback will be 21.2 feet, where a minimum of 29.4 feet is required; (b) 138-612, in that the rear yard setback will be 23.6 feet, where a minimum of 30 feet is required; (c) 138-613, in that the height will be 31.6 feet, where a maximum of 30 feet is permitted; (d) 138-613.1, in that the construction will encroach into the height setback ratio; (e) 138-614.1, in that the floor area will be 3,269 square feet, where a maximum of 2,643 square feet is permitted, and (f) 138-616, in that the proposed generator will be within 30 feet of habitable space on an adjoining property, where all generators are required to be at least 30 feet from any habitable space on adjoining property.  Premises are designated as Section 21, Block M, Lot 591 on the Nassau County Land and Tax Map.

Application of SeaCove2014 LLC, as owner, and Cove Discount Liquor & Wine Inc., as tenant, 270 Glen Cove Avenue, Sea Cliff, New York, to permit the operation of a wholesale liquor distribution warehouse, which use requires a special permit pursuant to Village Code §138-902.  Premises are designated as Section 21, Block 118, Lot 142 on the Nassau County Land and Tax Map.

The meeting and public hearings shall take place via teleconferencing and videoconferencing through Zoom, and the meeting will be recorded and a transcription will be provided at a later date.

            Through Zoom, the public will have the opportunity to see and hear the meeting and hearings live.  Any interested member of the public may provide public comments by following the procedure herein. 

The Board will accept and consider public comments submitted by email or by mail to Village Hall, 300 Sea Cliff Avenue, Sea Cliff, New York 11579 if received, no later than 4:00pm on June 18, 2021.  Email comments are to be submitted to zba@seacliff-ny.gov.  Public comments must identify the application to which the comments apply.

            The Board will consider applications and may make final decisions at a meeting that will be scheduled to be held not less than six (6) days after the conclusion of a public hearing on an application.  Prior to rendering a determination, the Board will consider all timely submitted documents.
