Application of Giuseppe and Heather Adragna, 212 Downing Avenue, Sea Cliff, New York, to install a swimming pool and sports court, which construction requires variances of the following Village Code sections: (a) 138-1703(B)(2)(b), to permit a pool within 19.1 feet of a steep slope area, where a minimum setback of 30 feet is required, (b) 138-1703(B)(3), to permit  a side yard setback of 15 feet, where a minimum of 30 feet is required, and (c) 138-56, to permit a sports court with an area of 1,000 square feet, where a maximum of 500 square feet is permitted.  Premises are designated as Section 21, Block 222, Lot 81 on the Nassau County Land and Tax Map.


Application of Jennifer and Lewis Biblowitz, 85 Ransom Avenue, Sea Cliff, New York, to rebuild a garage with an increased height, which construction requires variances of the following Village Code §138-516, to permit (a) a side yard setback of 6.97 feet, where a minimum of 10 feet is required, and (b) a height of 19.4 feet, where the maximum permitted height is 15 feet.  Premises are designated as Section 21, Block 105, Lot 1 on the Nassau County Land and Tax Map.


Application of John A. McConnell, 43 8th Avenue, Sea Cliff, New York, to construct a second story addition, which construction requires variances of the following Village Code sections: (a) 138-511, to permit a western side yard setback of 11.1 feet, where 15 feet is required, (b) 138-513, to permit a height of 31.25 feet, where 30 feet is required, (c) 138-513.1, to permit an encroachment into the height-setback plane.  Premises are designated as Section 21, Block 116, Lot 118 on the Nassau County Land and Tax Map.


Application of Jalal Karimi, as tenant, doing business as Salt and Honey Café, and 33 Adams Street LLC, as owner, 316-324 Sea Cliff Avenue, to operate a restaurant, which proposed use requires (a) a special permit pursuant to Village Code §138-802 and (b) a variance of Village Code §138-1002, to permit no parking spaces, where 11 parking spaces are required.  Premises are designated as Section 21, Block 127, Lot 9 on the Nassau County Land and Tax Map.


Application of DM Acquisitions LLC, as owner, and SSS Foods LLC, as tenant, 5 Sea Cliff Avenue, Sea Cliff, New York to operate a restaurant, which use requires a special permit pursuant to Village Code §138-902.  Premises are designated as Section 21, Block 96, Lot 220 on the Nassau County Land and Tax Map.

Application of Daniel and Katherine Gold, 332 Carpenter Avenue, Sea Cliff, New York, to alter a pool and patio, construct a spa and trellis, and demolish and reconstruct a garage, which construction requires variances of the following Village Code sections: (a) 138-514.1, to permit a floor area of 5,161.96 square feet, where a maximum of 4,200 square feet is permitted, (b) 138-516, (i) to permit a garage 4.1 feet from a rear property line and 1.6 feet from a side property line, where 5 and 10 feet are required respectively, (ii) to demolish and reconstruct a garage that will be 505 square feet where 500 square feet is the maximum permitted and 16.8 feet in height where a maximum height of 15 feet is permitted, and (iii) to permit a garage, trellis, new deck and outdoor fireplace, where not more than three (3) accessory buildings are permitted, (d) 138-519, to permit an impervious area of 10,457 square feet, where a maximum of 6,559.75 square feet is permitted, and (e) 138-1703(B)(3), to permit a pool, patio and spa 10 feet from the northerly property line, where a minimum of 30 feet is required.  Applicants also seek a special permit pursuant to Village Code §138-1703 to alter the swimming pool and patio and construct a new spa.  Premises are designated as Section 21, Block 60, Lot 57 on the Nassau County Land and Tax Map.


Application of My Short Sale Properties Inc., 215 Sea Cliff Avenue, Sea Cliff, New York, to convert the use of the premises to a nursery school, which requires (a) a special permit pursuant to Village Code §138-802, and (b) a variance of Village Code §138-1002, to permit 4 on-site parking spaces, where 8 parking spaces are required.  Premises are designated as Section 21, Block 137, Lot 1285 on the Nassau County Land and Tax Map.
